Design statutes of the municipality of Rüdersdorf near Berlin

In addition to complying with federal and state law (in the Federal Building Code and the Brandenburg Building Code), municipalities have the option of influencing local building and design in municipal bylaws. These include, for example, development plans, redevelopment areas as well as design or monument area bylaws.
With appropriate justification, the municipal representatives can pass resolutions to establish design regulations in spatially defined areas that protect and emphasise regional or local characteristics. In historically characterised districts, for example, red roof tiles are often stipulated or certain roof structures such as satellite dishes or large photovoltaic systems that completely cover the roof are prohibited on the side that dominates the townscape. The colour scheme of the buildings or materials (e.g. Landhofsiedlung in Rüdersdorf) can also be specified. In this way, historical features are preserved and a local design culture is cultivated.

Property owners who are planning building projects and remodelling can find out from the building authority whether a municipal bylaw applies to their property. If this is the case, the project must be agreed with the building authority. The building authority will issue a corresponding permit.

OT Lichtenow:
For the historic village centre of OT Lichtenow (the circular area around the village church), the bylaws "on the design of buildings and advertising structures in the area of the historic village centre of Lichtenow" (design bylaws) were passed back in 2000. The aim of these bylaws is to preserve and safeguard the coherent village character and to contribute to the design of the streetscape and townscape.
The bylaws apply to the exterior design of new buildings or changes to existing buildings of any kind, open spaces, advertising structures and vending machines.

Rüdersdorf:
The design statutes for the "Landhofsiedlung" monument area in Rüdersdorf-Kalkberge were passed in 1993 to preserve and design the townscape and streetscape of the Landhofsiedlung in Rüdersdorf-Kalkberge. The aim of this statute is to preserve the existing residential buildings and stables, the historic layout of the estate and the external appearance of the buildings in their original form.

Design guidelines apply in the redevelopment areas of Rüdersdorf "Ortszentrum" and Hennickendorf "Ortskern". An informal application for authorisation under redevelopment law is the right way to go.
