Three municipal properties offered for sale

The municipality of Rüdersdorf near Berlin is offering three municipal properties for sale. Interested parties have until 15 October 2025 to submit their usage concepts and purchase offers to the municipality as part of an expression of interest procedure.

Gastronomic offer sought for the Hennickendorf district
A utilisation concept with a gastronomic focus is being sought for a 515 m² property in a central location in the Hennickendorf district - at the intersection of Bahnhofstraße and Herzfelder Straße. The property is currently developed with a vacant, two-storey residential building. If required, parts of the neighbouring community-owned open spaces can be included in the concept.

The aim is to create a catering offer for the approximately 3,300 residents of Hennickendorf and their guests on this site. A day care facility and the training centre of the Frankfurt (Oder) Chamber of Crafts are located in the immediate vicinity.

Interested parties are requested to submit a sketchy utilisation concept and an explanatory text together with their offer.

Prime plot with water access in the district of Rüdersdorf
A special plot of land is for sale in the district of Rüdersdorf: around 7,600 m² - located at Landhof 1 - between the street Am Landhof and the Strausberger Mühlenfließ. The site is conveniently located close to bus and tram stops at the Rüdersdorf Museum Park and blends in with the historic Landhof ensemble of buildings.

The building and land were most recently used as a youth club and bicycle workshop and are partly leased for leisure use as a garden area. The municipality attaches particular importance to sustainable utilisation with added public value. Therefore, in addition to the purchase price, the submitted concepts for utilisation, development and operation will be evaluated in particular.

Commercial space in the Hennickendorf district
An approx. 16,500 m² commercial space is available on the "Am Pappelhain" commercial estate in Hennickendorf. The property has a street frontage of around 110 metres and can also be divided in principle. Interested parties are requested to state their specific space requirements in the offer.

The area is subject to a legally binding development plan with a floor space ratio (GRZ) of 0.8, which excludes uses such as petrol stations, church, cultural, social, health or sports facilities and entertainment venues. The municipality's integrated urban development concept also emphasises that low-traffic and low-emission commercial settlements are preferred.
