Planning for the fire protection and listed building refurbishment began in spring. Since the beginning of the year, the general planners and various specialist planners have been working on the basic assessment. They are gaining an overview of the work required. Various investigations were carried out for this purpose, which brought both expected and unexpected surprises. The findings are incorporated into the further planning and must be taken into account during the construction phase.
This first service phase is almost complete and the planners begin the preliminary planning (service phase 2) on the basis of the collected findings. In this preliminary planning phase, the interfaces between the individual specialist planners must already be taken into account. Representatives of the Rüdersdorf building authority are in regular contact with the planners in order to reach the necessary agreements. The monument protection authorities were also involved in the project at an early stage.
The building application for the cultural centre is to be submitted this year. Funding for the refurbishment will come from various sources. This is why the various funding organisations are involved in the project from the outset. It is important to ensure that all planned measures remain eligible for funding.
Once the building permit has been issued by the district's building authorisation authority, work will then begin on putting the various trades out to tender. Given the scale of the investment, this will have to be done on a Europe-wide basis. We are currently assuming that this will take place in the
2nd half of 2022. The award of the contract and thus the start of construction is then planned for the 4th quarter of 2022.
The timeline makes it clear that the cultural centre will not have to be closed for structural reasons until at least the summer of next year. Initial restoration work that does not require planning permission has already begun. This may result in temporary restrictions on the usability of individual rooms. However, coordination with Museums- und Kultur GmbH will take place early and closely so that there is always the opportunity to agree on alternatives with the users of these rooms in good time.
